Solar panel cleaning in Nicosia is quoted per visit and scaled by module count, but what actually decides your price is how hard the array is to stand next to. A villa in Tseri with a flat roof and an external stair is a different job from a fourth-floor array behind a parapet in Engomi, even with the same number of modules. Dust does not vary much across the district. Access varies enormously.
The Nicosia market
Three kinds of firm do this work in the capital: solar maintenance contractors, installers offering aftercare on systems they fitted, and window-cleaning businesses that have invested in deionised water equipment. What separates them is whether anyone on the van is qualified to touch the electrical side when the wash turns up a problem.
The district splits into two working environments. The suburban belt — Latsia, Geri, Tseri, Lakatamia and the newer edges of Strovolos — is mostly detached housing with flat roofs and, more often than not, an external staircase. That is the cheapest array in Cyprus to clean.
The other is the older apartment stock, concentrated in Strovolos and the inner suburbs, where a large share of buildings date from the 1970s to the 1990s. Those roofs are common property, and the person who wants the array cleaned is often not the person holding the roof key. Expect scheduling to take longer than cleaning.
Demand is seasonal in an awkward way: after a spring dust episode every owner in the district calls in the same fortnight. A visit booked inside that window is priced as short-notice work; the same visit a month either side usually is not.
What it costs here versus the national range
Cleaning is priced by the visit, with the module count setting the base and access adding to it. The live figures, with the sample size behind each and the month they were recorded, are in the table.
What moves a Nicosia quote inside that range:
- Storeys and edge protection. Flat roofs with a fixed stair sit at the bottom. Anything needing a tower, a platform or harness points sits at the top, and the access equipment can cost more than the wash.
- First clean or maintained roof. An array untouched since installation needs a longer visit. Say which you have when you ask, or the price is revised on the roof.
- Water carry. Deionised water arrives in a tank. If the van cannot get within hose reach — common in the narrow streets of the city centre — someone carries it, and that is labour.
- Solar thermal on the same roof. A great many Cypriot houses carry a water heating panel and cylinder next to the photovoltaic array. Related work, different work, and it should appear as its own line.

Local conditions that change the job
No salt, but more dust. Nicosia is the only district on the island that is not coastal. The salt film that coats seafront arrays between rain events is not your problem here. Airborne dust is, and it arrives in episodes on southerly and easterly winds rather than accumulating evenly. A roof that looked acceptable on Monday can be visibly coated by Wednesday, and the first light rain afterwards often makes it worse by drying the layer into hard streaks.
Farmland and building sites upwind. Around Kokkinotrimithia, Dali and the outer edges of Tseri, ploughing and harvesting put agricultural dust into the air that bakes onto glass far harder than urban dust. The same goes for any house with an active building plot next door.
The widest temperature swing on the island. Inland Nicosia runs hotter in summer and colder in winter than anywhere on the coast. That is why cleaners here start at first light: cold water on hot glass is a thermal shock nobody should risk, and by mid-morning in high summer the roof is not a place to work.
Hard mains water. Cypriot mains supply is mineral-rich and dries into a film that shades the glass much as the dust did. A proper visit brings purified water in its own tank rather than asking to borrow your tap.
Shallow tilt. Most arrays here sit on flat roofs at the modest tilt that suits this latitude, so they shed almost nothing on their own — and rainfall in Cyprus is concentrated in November to March, so from spring onwards nothing rinses them.
Pigeons. Dense urban roofs attract them, and droppings are not cosmetic. Dust reduces output gently across the whole array; a dropping blocks one cell outright, the bypass diode takes that section of the module out, and the shaded cell heats. That is the one kind of soiling worth an immediate call.

What is in the water and what is on the pole
Deionised or purified water, soft telescopic brush, no detergents and no high-pressure jets. High pressure drives water past the module seals; detergents leave a residue that holds the next layer of dust and can void a module warranty.
Working-at-height cover
Ask for the insurance, and on a block ask who has cleared roof access with the management committee. On a shared roof this is the step that delays jobs.
A written condition report with photographs
Clamps, connectors, cable ties, visible cell damage, nesting under the array — what turns a wash into a maintenance record a warranty provider will accept.
Whether fault-finding is included
If output has dropped and the glass turns out to be clean, the visit becomes an electrical call-out at a different rate. Agree that beforehand, and check the firm has an ETEK-registered electrician available rather than a cleaner with a meter.

Town by town
- Nicosia city centre. Older buildings, narrow streets, restricted parking. Water carry and access drive the cost, not the array.
- Strovolos. The largest concentration of 1970s to 1990s blocks in the district: shared flat roofs, communal access, a committee in the middle of the decision.
- Engomi. Mixed apartment and villa stock; taller blocks push most quotes into the access-equipment bracket.
- Aglantzia. Established suburban housing with straightforward flat roofs, plus mature tree cover on some streets that adds leaf debris between the module rows.
- Lakatamia. Dense suburban development, generally easy access, relatively young roofs.
- Latsia and Geri. Newer detached housing with ongoing construction nearby, so building dust rather than agriculture is the main soiling source.
- Tseri and Dali. The agricultural fringe: field dust in the working seasons and longer travel from the contractor base in the city.
- Kokkinotrimithia. Furthest from most maintenance bases in the district, so travel shows up in the day rate. Worth grouping with neighbours if you can.
Common questions
How often do panels need cleaning in Nicosia?
There is no single interval, and a firm quoting one over the phone has not seen your roof. What decides it is what is upwind — farmland, a quarry, an active building site — plus tree cover, birds and the tilt of the array. A reasonable starting point is one visit after the spring dust season and one before the strongest generating months, then adjust once you have watched how quickly your own roof soils.
Is cleaning cheaper here than on the coast?
The wash itself is broadly comparable across the island. Nicosia has no salt film to deal with, but it does have tall blocks and shared roofs that add coordination and equipment. The district table above shows where the recorded quotes sit.
Who decides on an apartment block?
Whoever owns the roof, which in most Cypriot blocks is the owners collectively through the management committee. If the array serves one flat, the owner normally arranges and pays for the cleaning but still needs roof access agreed. If it serves common services, it is a building expense and goes through the committee.
Can I do it myself?
You can, provided the roof is safely reachable, you use purified water and a soft brush, and you work early in the day. What sends most owners to a contractor is the roof edge — and on flat roofs, walking on a membrane never laid to be walked on.
How would I know the panels are dirty?
Not from looking. Soiling costs generation slowly enough that it never reads as a fault. Compare the same week against the same week last year in your monitoring app, or compare one string against its neighbour on the same roof.
