Solar panel maintenance in Cyprus

Dust, salt and heat are what age a Cypriot solar array. The schedule that applies here, what you can do yourself, and what needs a registered electrician.

A solar array in Cyprus needs an annual inspection and a clean whose frequency depends on where it sits — twice a year is typical on a directly exposed coastal roof, less often inland. Everything else is watching the numbers.

It is a small ask, and it is why so many Cypriot systems underperform: nothing breaks loudly. Output drifts down for years, unnoticed.

Why the climate matters here

Dust. Cyprus gets dust deposited out of the atmosphere in episodes, most noticeably in spring, and the island's rain falls in winter. From late spring to autumn, dust arrives and nothing washes it off. The film is thin and invisible from the ground, which is why it goes untreated.

Salt. On directly exposed coastal roofs — Kato Paphos is the textbook case — the air is salt-laden, which is why galvanised and marine-grade fixings are standard there rather than an upgrade. Salt does not attack the glass. It attacks the frames, clamp hardware, roof feet and earthing connections, the parts nobody looks at. Around Oroklini the mechanism is humidity rather than spray — proximity to the salt lake keeps the air damp, and damp air on steel fixings and earthing terminals does the same slow work.

Heat. Cells lose output as they get hotter, which is the counter-intuitive part of solar in a hot country: the hottest afternoons are not the most productive. So the ventilation gap under the array has to stay clear, and the inverter — the box converting the array's DC into usable AC — has to stay out of direct afternoon sun. One on an unshaded west-facing wall throttles itself every summer afternoon, for years, and will not tell you unless you look.

Inland the driver differs again. Nicosia has the widest temperature range on the island, and that cycling works fixings loose. Coastal roofs corrode; inland roofs move.

The entry people skip is the monthly read, the only one that costs nothing. Compare a month against the same month a year earlier, never against last month: June against May tells you about the weather, June against last June tells you about your system.

What you can do yourself

Read the numbers, then go and look. Most inverters report per-string: if one string is consistently down against the other in a way it was not last year, that is information. Then look at the array from underneath, early or late. Soiling and shading are obvious in low sun and invisible at midday.

Deal with birds early. Nesting under panels is common across the island and is a maintenance problem, not an aesthetic one: it blocks the ventilation gap and it corrodes. A mesh skirt around the perimeter is the standard answer.

Cut back what is growing towards it. A bougainvillea that was a metre clear at commissioning will not stay that way, and partial shading on one panel can drag a whole string on a basic string inverter.

If you clean, clean correctly. Early morning or evening, never onto hot glass. Soft water — much of the mains supply here is hard, and it dries into scale rings that shade cells more persistently than the dust you removed. Soft brush, no pressure washer, no detergent. Never walk on panels.

Keep the paperwork. String layout, commissioning documents, inverter model and serial, grid connection papers. These turn a diagnostic call-out into a fix.

What needs a professional

The annual electrical inspection. Clamp and rail torque, connector condition, DC isolator function, earthing and bonding continuity. On the coast the earthing is what to watch, because corrosion there is invisible and consequential. Inland it is the fixings, because of the cycling.

Roof penetrations. Where the mounting feet pass through the roof build-up is where leaks start, and on a Cypriot flat roof with screed and membrane a leak shows up in a bedroom ceiling long after it began. Checking those seals belongs in the annual inspection and is routinely left out of cheap ones.

Real roof access. On the hillside plots around Peyia, steep access roads limit the crane and delivery vehicle size that can reach a property, so access equipment has to be planned rather than assumed.

Inverter work and diagnosis. Fan and filter cleaning, firmware, fault logs, replacement; thermal imaging for hot spots and failed bypass diodes; string testing for the rest. The inverter is the component most likely to need attention before the panels do, and its replacement is priced separately from the per-kWp rate you originally paid.

Anything touching the grid connection. On net metering, work affecting the connection point goes back through the electricity authority's own route.

Cost of neglect

There is no bill for neglecting a solar array, which is the whole problem: the cost shows up as generation you never see.

Measure it against what the system cost. Grid-tied residential systems in Cyprus run €900 to €1,300 per installed kWp, midpoint €1,080, supplied and installed — money spent once and repaid only by output. Output lost to soiling this year is not recoverable next year: you do not clean the panels in October and get the summer back.

The failures that actually cost money:

  • Water ingress at a mounting foot. Becomes a roofing and ceiling problem, at several times the price of the inspection that would have caught it.
  • Corroded fixings on a coastal roof. A loosened array is a liability in a winter gust, and the repair means lifting panels a torque check would have held down.
  • An inverter cooking itself. Years of afternoon derating, then a failure in one lump.
  • Cumulative soiling. The least dramatic and, over a system's life, plausibly the largest single loss, precisely because nothing prompts you to act.

Check what your warranties require: several make cover conditional on the system having been installed and maintained by a competent person, and a claim is when that gets examined. Common questions

How often should solar panels be cleaned in Cyprus?

Twice a year is typical on a directly exposed coastal roof and less often inland, but treat exposure as the variable, not the calendar. A roof beside a building site, an unsurfaced road or farmland needs more attention than its postcode suggests. Rain helps only in winter, and light rain on a dusty panel consolidates the film rather than removing it.

Can I clean them myself?

If you can reach them safely without stepping on the glass, yes — soft water, soft brush, early or late, no pressure washer. If it means improvising with a ladder at a flat roof edge, no. That is not a maintenance decision, it is a fall.

My output has dropped. Where do I start?

Compare against the same month last year. Then check the inverter for error codes and whether one string is down relative to the other. Then look at the array in low sun for soiling or new shading. If all three come back clean, it is a diagnostic visit rather than anything visible from the ground.

Do I need a maintenance contract?

Not necessarily, but the annual inspection does need to happen, and the scope needs to be written down. "Annual service" with no detail tells you nothing about whether the earthing and roof penetrations were checked.

Does maintenance affect my net metering arrangement?

Routine cleaning and inspection do not. Anything that changes the system — added capacity, a different inverter, altered connection arrangements — goes back through the proper process with the electricity authority.
