Solar water heater maintenance in Cyprus

How often a Cyprus solar water heater needs servicing, what you can check yourself, and what has to be left to a professional. Hard water sets the interval.

A solar water heater in Cyprus wants one professional service a year, the sacrificial anode inspected every two to three years, and — on closed-loop systems — fresh glycol every four to five. Everything else is a look from the ground and a hand on a pipe. The reason the interval is tighter here than in northern Europe has almost nothing to do with the sun. It is the water.

Why the climate matters here

Three things wear a Cypriot system out, and none of them is the thing people expect.

Hard water. Mains supply across most of the island is heavily mineralised, and scale forms fastest on the hottest surface in the system — exactly the heat exchanger and the immersion element you rely on. A tank that has never been flushed does not fail dramatically; it just delivers less hot water each summer until someone assumes the collector is finished and replaces the whole thing.

Salt and humidity. On the coast, salt-laden air corrodes anything that is not galvanised or marine grade. In Kato Paphos that is understood well enough that marine-grade fixings are standard on new work — but the mounting frames, clamps and pipe brackets on a system fitted a couple of decades back were often not specified that way. Around Oroklini the salt lake keeps humidity high, which does the same job more slowly. Coastal roofs need the frame and fixings checked, not just the tank.

Temperature swing. Nicosia has the widest temperature range on the island, and the pipework on a flat roof sees all of it. Split, chalky insulation lagging is the most common thing a service picks up inland: the system still works, it just loses overnight what it gained in the afternoon. Frost nights in the higher villages are rare but not theoretical, and an open-loop system with unlagged external pipe is the one that splits.

The anode interval is the one people skip, and it is the one that decides whether you service the system or buy a new one — an anode is a consumable, deliberately designed to corrode instead of the tank, and on hard water it goes faster.

Timing matters too. Book the annual service in autumn, not in July: everyone calls in the first properly hot week, and a system that fails in August fails on the day you least want to wait for a plumber.

What you can do yourself

Things you can reasonably do:

  • Rinse the collector glass early morning or after sunset, never in the middle of the day. Cold water on hot glass is how thermal shock cracks a panel. Plain water and a soft brush; nothing abrasive, no solvents.
  • Look at the insulation on the pipes between collector and tank. Lagging that is cracked, grey and crumbling in your fingers has stopped working. Replacing it is the highest-return small job on the roof.
  • Check for staining. A dried mineral trail down the tank or a rust bloom under a bracket tells you where a slow leak has been running.
  • Watch the frame. Rust at the feet, a clamp worked loose, a bracket that has lifted. Coastal properties should look every season.
  • Note the behaviour. Lukewarm water on a cloudless day in June is information. So is hot water running out faster than it used to — usually scale, not the collector.

What needs a professional

Anything involving the tank interior, the pressure system or the electrical side: anode replacement, descaling and flushing, replacing the pressure relief valve, changing glycol, replacing collector seals, and any work on the backup immersion element or its circuit. The relief valve in particular is not a component to experiment with on a tank that has sat in Cypriot sun all afternoon.

Roof penetrations belong to a professional too. Every bracket bolted through a flat roof is a hole in the waterproofing, and re-bedding one badly is how a solar system becomes a damp ceiling in the bedroom below.

For electrical work use someone properly registered — the backup element sits on your domestic supply and the protective device has to be right. The cost of neglect

The arithmetic is unkind, because the cheap job and the expensive job are the same job at different stages.

An anode inspected on schedule is a consumable part and a short labour charge on a visit you were making anyway. An anode left until it is gone means the tank corrodes from the inside, and a corroded tank is not repairable — it is a replacement system, with the roof work that goes with it.

Scale is the slower version of the same story. Because the fall-off in heat transfer is gradual, nobody notices — the household just starts using the immersion element more, and grid electricity quietly replaces the sunshine the system was bought to capture. Whatever the Electricity Authority of Cyprus domestic tariff currently is, you are paying it for heat you already own.

And the leak. A drip from a union on a flat roof does not evaporate, it tracks. By the time it shows on a ceiling, the waterproofing has been wet for months and the repair is a building job rather than a plumbing one.

Common questions

How often does a solar water heater need servicing in Cyprus?

Once a year for a full service, with the anode inspected every two to three years and glycol replaced every four to five on closed-loop systems. Hard water and coastal air push you towards the shorter end of every interval.

Can I clean the collector myself?

Yes, with plain water and a soft brush, early or late in the day. Never spray cold water onto hot glass, and do not go up if the roof cannot be worked on safely.

Why is my water only lukewarm in high summer?

If it is lukewarm on a cloudless day, the usual causes are scale in the tank or heat exchanger, a failed collector seal letting the absorber lose heat, or air in the circuit. All three are diagnosable in one visit and none of them means the system is finished.

Does a solar water heater have an anode like an electric cylinder?

Almost always, yes, and on Cypriot water it is consumed faster than the manufacturer's northern European guidance assumes. It is the single most worthwhile thing to have checked.

What counts as an emergency?

Water coming through a ceiling, a pressure relief valve discharging continuously, or the tank leaking. Those need someone the same day. Lukewarm water, a noisy element or a dripping union can wait for a scheduled visit — and you will pay less for it.

Is it worth repairing an old system?

It depends which part has failed. Seals, valves, anodes, pumps, controllers and insulation are all serviceable, and a system with a sound tank and a sound frame is worth keeping. A corroded tank or a rusted-through frame on a coastal roof usually is not.

When is the best time to book?

Autumn. Demand spikes with the first hot week and again when the tourist properties in Paralimni, Protaras and Ayia Napa restart their systems for the season. A service booked outside that window gets an unhurried visit.
